Revitalization of the Long-Forsaken Kupari Project Commences
June 1st, 2025 - Back to the Glory Days: Kupari Resort Redevelopment Making Waves
Sick of staring at the decayed Kupari resort for decades? Good news, old sport! The Singaporean powerhouse HPL, partnered with the luxury hotel chain Four Seasons, is finally breathing life back into this jewel near Mlini, just a stone's throw away from Dubrovnik.
As reported by Sinisa Malus of Poslovni Dnevnik, the abandoned Kupari resort (if everything goes as planned) will once again shine in four years. After three torturous decades of delays and neglect, this elite haven will rise from the ashes, thanks to a recent agreement signed by Branko Bačić, Minister of Physical Planning, Construction, and State Property, and Silvio Nardelli, Mayor of Zupa dubrovačka.
Demolition Scheduled for 2025
According to Bačić, demolition of the blighted structures in the Kupari complex is set to commence in a few days. The once-glamorous resort was unfortunately destroyed during the Homeland War and has lingered in a state of disrepair for over 30 years.

"We expect that by year's end, we'll secure the building permit. By December 4th, most of the buildings will have been removed, marking the beginning of the project's implementation," said Bačić, with a sense of surety.

You might wonder, who's footing the bill for this dramatic transformation? The answer: HPL, a leading global partner of Four Seasons. They were granted a 99-year concession for the Kupari project. Unfortunately, efforts to preserve the iconic Pelegrin Hotel were unsuccessful, mainly due to the building's dilapidated state.
Architects have been working tirelessly on the revitalization project for Zupa bay, which also includes a plan to reposition the Taranta stream bed. Marko Dabrović of 3LHD revealed some exciting details about the future resort: "The hotels will have two wings, located on the sites of the Kupari and Pelegrin hotels. Smaller buildings will be situated on Goričan hill, all seamlessly integrated with the hill's natural terrain."

The renovated Hotel Grand will be at the heart of the complex, featuring spa facilities, a special restaurant, and a banquet hall. Service areas and facilities will be located behind the central complex, while quiet private spaces for guests will be available throughout the resort.

Guests will have access to multiple swimming pools, sundecks, poolside cabanas, water sports areas, and food and drink pavilions. The renovated sailing club/restaurant will be the centerpiece of a new marina, designed to protect and accommodate a variety of vessels.
Thoughtful landscaping will create an environment rich in greenery and connection to nature, preserving existing trees and fostering diverse gardens throughout the resort.

Public Amenities to Remain Accessible
A promenade along the coastline above beach level will link guests with various resort amenities. The beaches, for the most part, will remain open to the public, while a marina is planned for the future.

"For a fifth of the total maritime domain, the investor has the option to close it off exclusively for hotel guests, but they aren't obligated to do so," explained Nardelli. "Everything else will continue to be accessible to the public."
With construction work on the Kupari project expected to commence later this year, the luxury complex is poised to welcome guests in four years from now. Keep an eye out for updates from HPL Properties or local Dubrovnik-Neretva County news sources for more information on the timeline.
