In the heart of Longueuil, a sprawling riverside neighborhood with over a thousand new housing units is on the horizon, positioned close to the Longueuil-Université-de-Sherbrooke metro station. This ambitious project, spearheaded by the City of Longueuil and the Société immobilière du Canada (SIC), is gearing up to construct a whopping 5000 housing units–– a significant increase from the previously planned 3500 or 4000.

Leaked blueprints of the upcoming Pointe-de-Longueuil development unveil towering structures, quaint buildings, and lush greenery, spanning approximately 2.5 million square feet (232,260 square meters), equivalent to 43 football fields. This property, nestled between the Saint-Laurent River and Route 132, promises breathtaking views of the St. Lawrence Seaway and Montreal, featuring La Ronde's Ferris wheel as the backdrop.

Mayor Catherine Fournier advises that the new site will undoubtedly attract businesses to this fast-developing area, aiming to set an "exemplary" precedent. With a school already earmarked for the neighborhood, overcrowded local schools will no longer be an issue, avoiding a scenario reminiscent of Griffintown, an adjacent Montreal neighborhood with comparable historical development.

To cater to the planned neighborhood's density, the project will boast a vertical school, contrasting traditional Canadian school architectures. This vertical school model, popular in European countries with higher population density, is hoped to gain approval from the Ministry of Education.

The mayor and the SIC have collaborated in increasing the residential density of the project, with a commitment to contributing to funds for social or affordable housing, as per the mayor's statement. This neighborhood will accommodate at least 20% of such non-market housing, catering to middle-class and low-income tenants.

Moreover, over a third of the future neighborhood will be reserved for green spaces, an extraordinarily high proportion compared to average projects. A bike path and pedestrian trail along the river, a renovated water treatment plant, and the improvement of the current bike path are some of the amenities planned for this project.

Friday will see the launch of a call for interest toward residential developers for this anticipated development, to be completed in four or five phases over the following decade. Keep an eye out for updates on this ambitious project, often referred to as Longueuil's answer to "North Brooklyn."
